How do I know if my business needs a new roof?
Obvious signs of roof problems that can be seen from inside a building are leaks or ceiling spots. An external inspection may reveal other causes for concern, such as buckled shingles, splits or cracks in the shingles, missing or torn shingles, or excessive shingle granules in gutters.
An experienced roofer may be able to spot additional issues like loose or damaged flashings at wall intersections and valleys, or around vents, pipes, chimneys, and skylights.
Age is another indicator; if your roof is 20 years old, it could be at the end of its lifespan.
How do I know which type of roof is right for my business?
There are a number of factors to consider in selecting a roof type, with your budget, needs, and design preferences at the top.
You should also consider the lifecycle cost of the roofing system you select. For instance, the initial cost may be offset by the life expectancy and maintenance requirements over time. An asphalt shingle roof may be less expensive upfront, but has a life expectance of ~20 years, whereas a more expensive metal roof could last as long as 50 years.

How long does it take to install a new roof?
Your roofing expert will evaluate the size of your roof, the pitch or steepness, the weather, and whether you will be installing over top of the existing roof or doing a tear-off first when estimating how long your project will take. If a tear-off is required, the number of layers will impact how long that process will take.
All that considered, one week is a good rule of thumb, or you can use this formula: one day per each x sq. foot of roof.
Is routine maintenance important?
An annual inspection is a smart idea for early identification and correction of problems that will only get worse, and more costly, with time.

Obviously, that number is dependent on the size of the roof, its condition, and whether there is easy access for the crew.
